Preconstruction phases

The primary benefit of investing in preconstruction condo projects is that it offers the purchaser the ability to leverage a large asset with a relatively small amount of money (typically 10 to 20%) and enjoy the real estate appreciation of the property over time without the carrying costs, such as interest and taxes.

El beneficio primario de invertir en proyectos de condominio desde el pozo es que ofrece al comprador adquirir un activo importante con una cantidad de dinero relativamente pequeña  (en general del 10 al 20%) y obtener una apreciación de la propiedad a través del tiempo sin costos de mantenimiento como intereses e impuestos.


 

Each preconstruction condo project goes through four different phases:

Cada proyecto de condominio en pre construcción pasa por cuatro fases diferentes:

 

Phase 1: Reservation

In this phase, the developer is offering the units at the lowest price of all future stages. These prices are always below the market price and give the developer the chance to test the real demand for the project, helping the financing process that they face with their current lenders. The buyer will find the great chance to “reserve” the chosen unit with a deposit of 10-20% of the unit value, with a “reservation agreement”. This money is fully refundable

 

Fase 1: Reserva

En esta fase el desarrollador está ofreciendo las unidades en el precio más bajo de todas las etapas. Estos precios están siempre por debajo del precio de mercado y le otorga al desarrollador la chance de testear la demanda real del proyecto, ayudando a financiar el proyecto junto a los prestamistas preexistentes.

El comprador encontrará una oportunidad para reservar la unidad seleccionada con un depósito del 10 ó 20% del valor de la unidad con un “acuerdo de reserva”, dinero que es reembolsable.

 

Phase 2: Contract

Once the developer reaches the point of the required number of reservation agreements, they create the “hard-contracts” with the “condominium-documents” specifying in detail all the legal and technical specifications of the development. This stage is usually reached between 1 and 3 months after the “reservation agreement”.

 

Fase 2: Contrato

Una vez que el desarrollador alcanza el total de acuerdos de reservas  requeridos elabora los contratos duros con documentos de condominio especificando en detalle todas las determinaciones legales y técnicas del desarrollo. Esta etapa se alcanza generalmente entre 1 y 3 meses después del “acuerdo de reserva”.

 

Phase 3: Construction

When the construction of the project begins or the construction “breaks ground”; a second deposit of 10-20% is required. The construction may take between 18 months to 2 years. Another 10-20% may be required when construction reaches level where buyer’s property is or when roof of the building is complete.

Al comenzar la etapa de construcción se requiere un segundo depósito de 10-20%. En total, el período constructivo dura entre 18 meses a 2 años. Otro 10-20%  debe abonarse una vez que la
construcción alcanza el nivel donde está la propiedad del comprador o cuando el techo del edificio está completo.

 

Phase 4: Closing

Once the development is completed (eifhteen months or two years later), buyer completes the transaction by “closing” the unit. At this point, the remaining % will be required, and the mortgage or the cash payoff will have to be available, along with the closing costs and all the typical expenses related to a Florida real estate transaction.

 

Fase 4: Cierre

Al completarse el desarrollo el comprador completa la transacción mediante el “cierre” de la propiedad. En este punto debe ser abonado el saldo restante, se levantará la hipoteca o se liberará el depósito en efectivo, y se saldarán los costos de cierre y los gastos típicos relacionados con una transacción de bienes raíces en la Florida.
